Services and Fees

Babouris are specialist HMO lettings and management agents in Cambridge’s. We provide the following core services and our fees are as follows:

  • Charged at 60% plus VAT of the first month’s rent. Example based on £100 monthly rent. Service fee = £60 plus VAT (£72 total).

    ✓ Negotiation to get you the best rent
    ✓ ID Checking and referencing
    ✓ Right to rent check
    ✓ Tenancy agreement

    ✓ Collection of damage deposit
    ✓ Certification and compliance
    ✓ Tenant check-in and key handover

  • Charged at 10% plus VAT of the gross monthly rent collected, fully inclusive of the Tenant Find Service tasks.
    Example based on £100 monthly rent. Service fee = £10 plus VAT (£11 total).

    Includes the following:

    ✓ Damage deposit registration (DPS)
    ✓ Collection and payment of rent
    ✓ Financial statements
    ✓ Rent arrears advice
    ✓ Negotiate tenancy extensions
    ✓ Repairs and maintenance handling
    ✓ Repairs and maintenance completion
    ✓ 24-hour emergency support
    ✓ Key holding
    ✓ Periodic property check-ups
    ✓ Legal notices
    ✓ Tenancy check-out
    ✓ Deposit deduction advice
    ✓ Project management and interior design advice

  • Charged on a case-by-case basis. Service is fully inclusive of the following:

    ✓ Guaranteed rent paid monthly
    ✓ Most repairs and maintenance completed for free
    ✓ Free property renovation and furnishing
    ✓ Tenant finding and void management
    ✓ Any other arrangements as agreed

Please note: the above levels of service and fees are plus VAT as stated and are accurate and correct as of 1 March 2024 onwards and do not in any way correspond, contradict or contravene the level of service and fee of what has been agreed prior to this dates. All agreements are made and confirmed by signed Terms of Business.
