CB2 recently played host to a defining moment in both the Babouris story and the premium rental market in Cambridge, during the launch of 174 Hills Road. This standout new development in the heart of our great city comprises 6 luxury, architect designed apartments, all finished with the highest quality materials and standards of craftsmanship.

On the evening of the 24th June, these exceptional residences provided the backdrop for a truly unforgettable evening of connection, conversation and celebration. Ushering in a new chapter for how premium residences are designed, experienced and let in Cambridge.

A curated celebration of craft, calm and design-led rental living 

Stepping through the gates and into the light-filled entranceway, residents, partners, and friends of the brand were welcomed by the friendly faces of the Babouris team, who invited them to experience a new standard in Cambridge rental living.

Following the flowing curves of the main staircase up into the warm glow of one of two penthouse apartments, guests were greeted by the inviting sound of contemporary harp music and cocktails shaken to order at the gold bar. Venturing out onto the spacious balcony, guests were afforded a quiet moment to pause and take in the remarkable surroundings, before returning inside to try their hand at screen printing with local artist, Adam Bridgland, and enjoy delicious canapés by chef Mike Sutton.

After taking a moment to catch their breath, guests were invited to tour one of the furnished ground floor apartments, exploring the refined design language and the spacious layout. Conversation flowed throughout the evening, centered not only on the finishes and furnishings, but exploring how residences such as these go beyond utility, offering a sense of belonging and a place to foster community.

Design rooted in harmony

Thoughtfully designed with the modern renter in mind, 174 Hills Road is quietly confident. effortlessly elegant, and unmistakably Cambridge. The apartments are quiet and calm, blending modern architecture with warm, tactile materials and bespoke detailing, featuring curved internal walls, hand-finished timber joinery, and stone-topped kitchens by Naked Kitchens.

Each apartment offers either a large private garden enclosed by Cambridge Yellow Stock Brick and slatted timber fencing, or a generous balcony overlooking unexpectedly green views for such a central location. In the downstairs suites, sunlight filters through the surrounding trees casting soft, sun-dappled patterns across the west-facing courtyards and interiors. As Babouris Design Director, Isabella Fernandez describes it, “It’s all about harmony. You’ve got clean lines and beautiful little details. Everything is so well considered in this space”. 

This luxury does not come at the cost of liveability, with each apartment featuring generous storage space and seamlessly integrated utilities, balancing function and finish for homes that support daily routines while maintaining a refined aesthetic. Beneath your feet, sustainably sourced herringbone timber flooring runs throughout, warmed by underfloor heating powered by low-carbon air source heat pumps.

For our CEO and Founder, Alex Babouris, 174 Hills Road is a timely response to a clear gap in the Cambridge rental landscape. “I think the premium rental market in Cambridge is massively untapped,” Alex shares. “We’re used to seeing standard, basic rental accommodation, but modern renters deserve more than that. They want spaces with personality and homes that they can put their stamp on. Not just square, white boxes that you’ve seen a hundred times before”.
